What’s Different About Pouring in the County
Your driveway probably ties to a VDOT road. Most secondary roads in Augusta County are state-maintained, which means a new or relocated entrance needs a VDOT land use permit, not a city entrance permit. That’s a different office and about a two-week timeline.
Different permit office than Waynesboro or Staunton. The county has its own building department. A shop slab that needs a permit in Fishersville goes through Augusta County Community Development, not through either city.
The truck has to physically get there. On some of these lanes that’s a real question, not a formality. A loaded ready-mix truck weighs around 66,000 pounds and needs about twelve feet of width and fourteen feet of overhead clearance. The usual obstacle is a culvert or a small bridge on a private lane that was built for a pickup.
The mix has a clock. Concrete has roughly a ninety-minute window from batching to placement. The plants are clustered around Waynesboro, Staunton, and Verona. If you’re far enough west, that window becomes a factor in how the job gets scheduled and mixed.
Some of this county sits on karst. More on that below.
What We Pour Across Augusta County
Driveways and farm lanes. New pours and replacements. On long county drives, a concrete apron at the road with gravel behind it is often the smarter spend, we’ll tell you if that’s your situation rather than quoting you 400 feet of concrete you don’t need.

This is the part that trips up homeowners and out-of-town contractors both. Augusta County isn’t Waynesboro and it isn’t Staunton, different rules, different offices.
The Karst Thing Nobody Mentions Until It’s a Problem
A meaningful part of Augusta County sits on karst limestone, the same geology that produced the caverns this region is known for. Karst means the rock dissolves over geologic time, which means sinkholes, and which means subgrade that can have voids you cannot see from the surface.
Practically: we probe the subgrade on rural county jobs before pouring. If we find soft or inconsistent material, the fix is either an engineered undercut-and-replace or a geotextile-reinforced base or, occasionally, a recommendation not to pour in that spot at all.
What to ask any contractor pouring on a rural Augusta County lot: “Did you probe the subgrade, and what did you find?” If they poured on whatever was there without checking, and you’re in karst terrain, you may be buying a slab with a void waiting underneath it. Probing costs an hour. Not probing is not advised.

We don’t charge travel anywhere in Augusta County, including the far western end. What can affect the price is ready-mix logistics, if you’re far enough out that a truck is pushing its ninety-minute window, the job may need a hot-shot load or an admixture. Can a concrete truck reach my property?

What does karst or sinkhole risk mean for my project?

Do you do agricultural and light commercial work?
Yes, equipment pads, feed slabs, wash-down pads with drainage, small commercial walks and ADA ramps. Agricultural structures on a working farm follow a different permit path under Virginia code than residential.
